Important post. Two points - it feels like young people who are locked out of housing markets are starting to understand this dynamic and YIMBY movement reflects this. I like how you said that today's luxury flats are tomorrow's affordable units. I've also heard of research that suggests rent controlled units ultimately find their way into the hands of better-off renters. That was certainly my experience living in NYC in the 1980's - a lot of finance people were in Greenwich Village rent-controlled units that had been 'passed down' via relatives over time. And even today in SF I have friends who sub-sub let rent control units that they have long since stopped living in, just to keep the option of moving back later at an ultra-low rent.
